Arnold and Baldwin do not offer the traditional full residential block management service.  What we do offer is a specialist service to clients who, for whatever reason, either cannot obtain or do not want a full management service. 
For example, the majority of managing agents will not deal with smaller blocks, deeming them unprofitable for a commercial business.  This leaves residents and landlords of small blocks out in the cold.  We, at Arnold and Baldwin, are delighted to work with freeholders and leaseholders to provide them with a cost effective yet proactive approach to this problem, covering the basic statutory requirements, thus ensuring that all legal obligations are met.

  1. Demand ground rent as requested with statutory notice – 30-60 days from due date.
  2. S20 Consultations on Works.
  3. S20 Consultations on Contracts.
  4. H&S Fire Risk Assessement in Common Areas.
