DESKTOP VALUATIONS
Remote Desktop Valuations
A desktop valuation (also known as a remote valuation) is a valuation performed without a physical inspection of a property.
Our surveyors access up to date information online to build an accurate data library, to ensure an accurate valuation is achieved.

What is a desktop valuation?
A desktop valuation is a professional property assessment conducted remotely using advanced data analysis and market research, without requiring a physical site visit. Our RICS-qualified surveyors utilize extensive online databases, recent comparable sales, market trends, and property records to determine accurate market values efficiently and cost-effectively.
This modern approach combines traditional valuation expertise with digital technology, making it ideal for situations where speed, convenience, or cost considerations are priorities. Desktop valuations are particularly suitable for straightforward residential properties in established areas with good comparable evidence, portfolio assessments, or initial valuations for lending purposes.

While comprehensive, desktop valuations have limitations compared to full inspections and may not be suitable for unique properties, those requiring detailed condition assessment, or where specific lending requirements mandate physical inspection.

When is a desktop valuation appropriate?
Desktop valuations work best for standard residential properties in established areas with good market evidence. They’re particularly valuable for buy-to-let investments, portfolio reviews, financial planning, or when you need a quick market assessment before proceeding with a full survey.
However, we recommend a physical inspection for unusual properties, listed buildings, properties requiring renovation, or where lenders specifically require an inspection-based valuation.

Our desktop valuation process
Our surveyors begin by analysing your property using multiple data sources including recent sales, current listings, Land Registry records, and local market intelligence. We examine comparable properties, assess market conditions, and apply our professional expertise to determine an accurate market value. The final report includes our valuation figure, market analysis, and clear explanations of the methodology used.

Limitations to consider
While desktop valuations provide excellent market insights, they cannot identify structural issues, assess property condition, or account for unique features that affect value. For comprehensive property assessment, consider combining a desktop valuation with one of our property surveys for complete peace of mind.
